OCTOBER 19 PLANNING COMMISSION WORKSHOP & MEETING AGENDA

The North Myrtle Beach Planning Commission holds a Tuesday, October 19, workshop (9:15 am) and meeting (5:00 pm) at City Hall, 1018 Second Avenue North.

The agenda includes:

PRELIMINARY SUBDIVISION PLAT SUB‐21‐34: A major preliminary plat of subdivision creating 57 townhouse residential lots, common area, and public rights‐of‐way in the Barefoot Townhomes section of the Barefoot Resort Planned Development District (PDD) on the site of the former hotel property.

The Planning Commission recommended approval of the major amendment entitling this development at its August 17, 2021 meeting, and the development passed second (final) reading at City Council’s October 4, 2021 meeting.

Accessed by Barefoot Resort Bridge Road, the total area of the subdivision is 4.76 acres. The subject property is one lot of record identified by PIN 390-04-01-0039. The property is zoned Planned Development District (PDD) and is located within the City’s jurisdiction. 

Currently, the parcel is unused but houses the foundation of the formerly planned hotel.

The applicant, DRG, agent for the owner, has proposed a major preliminary plat of subdivision creating 57 residential lots, three common area lots, and public rights-of-way. All residential lots are intended for the construction of townhouse residences. The smallest lot is ±1,875 square feet. The subdivision density is 11.97 dwelling units per acre. All setbacks conform to the standards of the Barefoot Resort PDD. 

The proposed plat also creates the following public rights-of-way: Mulligan Avenue (50’ width), Pin Seeker Court (variable width), and Double Eagle Way (40’ width). All new roadways are designed to City standards, including requiring sidewalks and street trees according to the Land Development Regulations and PDD documents.

PRELIMINARY SUBDIVISION PLAT SUB‐21‐38: A major preliminary plat of subdivision creating 56 residential lots, common area, and private rights‐of‐way in Phase 2 of Grande Dunes North.

PRELIMINARY SUBDIVISION PLAT SUB‐21‐39: A major preliminary plat of subdivision creating 151 residential lots, common area, and private rights‐of‐way in Phase 3 of Grande Dunes North.

PRELIMINARY SUBDIVISION PLAT SUB‐21‐40A major preliminary plat of subdivision creating 70 residential lots, common area, and private rights‐of‐way in Phase 9 of Grande Dunes North.

PRELIMINARY SUBDIVISION PLAT SUB‐21‐41: A major preliminary plat of subdivision creating 119 residential lots, common area, and private rights‐of‐way in Phase 11 of Grande Dunes North.

PRELIMINARY SUBDIVISION PLAT SUB‐21‐62: A major preliminary plat of subdivision creating two single‐family residential lots and extension of public utilities at 805 Hillside Drive (South). The subject property is one lot of record identified by PIN 356-09-01-0328. The applicant, G3 Engineering, agent for the owner, has proposed a major preliminary plat of subdivision creating two residential lots and an extension of utilities. The smallest lot is ±6,106 square feet and the largest lot is 7,032 square feet. The subdivision density is 6.67 dwelling units per acre. All setbacks conform to the standards of the Resort Residential (R-4) district. The property is currently zoned Resort Residential (R-4), and it is located within the City’s jurisdiction.
